This net-zero electricity, solar-powered B&B includes an ownership interest in a large offsite solar array in addition to an on-site tracking array. 9 acres of lovely, landscaped grounds with a secondary barn/event venue/guest cottage proved the perfect backdrop for outdoor recreation and intimate weddings and events.
The owners' apartment at West Hill House B&B is a spacious and well-designed ground-floor residence with its own private entrance. The bedroom, featuring a gas fireplace and TV, includes two wall closets and a walk-in closet. Two full bathrooms provide convenience, one with a tub/shower combination and the other with a shower, both offering vanities and storage.
The kitchen is compact yet functional, equipped with a gas stove, sink, and under-counter refrigerator, with space for a dishwasher if desired. The sitting room, warmed by a gas fireplace, offers built-in storage, a TV, and direct outdoor access. Adjacent is The Cave, a multi-purpose space used for wine storage, exercise, and entertainment, naturally kept at 60°F by the nearby 5,000-gallon water cistern.
A separate office provides workspace with built-in shelving and a walk-in closet.
The housekeeping area includes linen storage, washer and dryer space, and an ironing station with its own heater and TV. Nearby, separate rooms house the boiler and water systems.
At the end of the corridor, the Garden Room, a guestroom with an ensuite bath and private entrance, could be incorporated into the apartment. Offering comfort, privacy, and efficiency, this residence is both functional and inviting.
Present-day business is intentionally limited 30+% below capacity in accordance with the current owner/operators' lifestyle. No additional investment beyond staffing would be needed to capture the upside potential. Current facilities could also support significantly more wedding and event business as another revenue stream.
